THE WOODLANDS, TX -- First America Homes, a division of Texas real estate developer The Signorelli Company and one of the nation’s top-ranked homebuilders, today announces the debut of elevated home designs and exclusive Founders Circle for the 203-acre residential community within the Azalea District at Valley Ranch in New Caney, Texas.  The final single-family residential phase adds 359 new homesites to the award-winning mixed-use community.
Final single-family residential phase of Valley Ranch features more than 300 home sites with limited early pricing program for qualified buyers

Recently ranked No. 75 on the prestigious Builder 100 list, First America Homes serves as the exclusive builder for Azalea District. This new home community offers elegant home designs ranging from 1,600 to over 3,200 square feet. The Founders Circle, available to the first 40 qualified buyers, offers priority homesite selection, early access to floorplans, and pricing incentives reserved exclusively for the program. Home sales are expected to open in Summer 2026, with pricing starting in the $300s.

“This special access is a great opportunity for families looking for a high-quality home within a walkable community that offers every lifestyle convenience and excellent long-term value,” said John Winniford, president of First America Homes. “Today’s homebuyer wants a community that not only feels like home but also a place to live, connect and grow over time and that’s what Azalea District offers.”

The first phase of the residential development includes 156 homesites on 40- and 50-foot homesites scheduled to be delivered this summer.

Across the collection of floorplans, Azalea District homes feature elevated, thoughtfully designed layouts intended for both everyday living and entertaining. Primary suites include walk-in closets and spa-inspired bathrooms with choices for expanded showers or freestanding tubs. Flexible secondary spaces such as gamerooms, studies, or lofts are included, along with enhanced outdoor

living selections such as enhanced covered patios. Select floorplans also offer extended patios, mudrooms, pocket offices and expanded garage layouts.

Residents will enjoy neighborhood amenities that include a swimming pool, playground, pavilion and an extensive network of paved trails. Families will have access to all the attractions and conveniences of Valley Ranch, along with award-winning New Caney ISD schools, including elementary and middle schools just minutes away. Access to Valley Ranch Recreation Center and over 240 acres of parks and greenspace, including the 135-acre Grove nature preserve, are also advantages.

Spanning 328 acres along the high-growth U.S. 59 and I-69 corridor, Azalea District blends residential living with healthcare, wellness, retail, dining and hospitality to create a comprehensive lifestyle destination, with an additional 125 acres dedicated to commercial development anchored by state-of-the-art healthcare services.

Azelea District residential is intentionally designed with walkable connections to all the shopping, dining and entertainment that Valley Ranch offers today, in addition to the many new attractions coming soon, to create a fully connected lifestyle experience.

“Azalea District is already generating strong early interest and that response speaks to the elevated lifestyle it offers,” said David Assid, president of First America Homes’ Houston Division. “We’re excited about the momentum of this next phase and the opportunity to help our clients create the home of their dreams in this dynamic community.”

Azalea joins a thoughtfully interconnected set of districts that define Valley Ranch as one of Greater Houston’s most vibrant live-work-play destinations. Valley Ranch Town Center, the community’s 1.5-million-square-foot retail and entertainment core, is Houston’s second-most-visited power center, drawing nearly 12 million visitors annually. The Marketplace district is advancing with The Village Green, a 20-acre lifestyle hub now in lease-up. In the Entertainment District, a 210,000-square-foot convention center, the 7th largest in Texas, is in progress and set to open in late 2026. Commerce West, the first phase of the Commerce District, will break ground in June 2026. In addition to planned Azalea District residential, Valley Ranch has over 2,000 single-family and 1,000 multi-family homes.

First America Homes has built its reputation on a commitment to quality and service to homebuyers, having also been ranked No. 64 in Home Builder Executive’s 2025 list of the top 100 private homebuilders in the U.S. The company provides an industry-leading two-year home warranty and prioritizes responsive, personalized service throughout the homebuying process and after closing.
