HOUSTON, TX -- Holt Lunsford Commercial Investments (HLCI), a market-leading commercial real estate investment and development firm, announces the completion and immediate availability of Par 1960, a two-building Class A industrial project totaling 254,186 square feet in Northwest Houston, Texas. Located just off the FM 1960 corridor with primary access via Jones Road, the project is ready for immediate tenant occupancy. Building 1 totals 204,375 square feet and Building 2 totals 49,811 square feet, offering tenants flexibility across a range of size requirements.

Two-building project delivers move-in-ready space along the FM 1960 corridor, advancing HLCI’s growing Houston presence

With three dedicated curb cuts, the project provides maximum operational flexibility for future tenants. The project offers direct connectivity to Beltway 8, Highway 290, and Highway 249 — positioning tenants at the intersection of Northwest Houston’s most critical distribution arteries and connecting them to the broader Houston metro and regional logistics networks.

Houston’s Northwest submarket is one of the city’s largest and most consistently active industrial corridors, drawing best-in-class tenants across distribution, logistics, and light manufacturing. The FM 1960 corridor benefits from the same deep demand drivers that define the broader Northwest submarket — a dense and growing population base, a strong available labor pool, and unmatched access to the region’s major thoroughfares.

“Par 1960 reflects our conviction in Northwest Houston. This corridor continues to attract best-in-class industrial users, rents are moving in the right direction, and demand has remained remarkably consistent through multiple market cycles. Delivering two buildings of this caliber into that environment — and doing it now — is exactly what HLCI is built to do,” says HLCI’s Matthew Sibley, who’s responsible for the project’s oversight.

Project Overview

Par 1960 delivers Class A industrial specifications purpose-built for a wide range of industrial users.

Building 1

Totaling 204,375 SF, Building 1 features a 32’ clear height and front-load configuration, purpose-built for large-bay distribution operations requiring efficiency and scale.

Building 2

At 49,811 SF, Building 2 features a 28’ clear height and rear-load configuration, offering a more nimble footprint suited for logistics users and smaller distribution operations.

About HLCI’s Expanding Houston Portfolio

HLCI currently has more than four million square feet of active industrial developments across Texas. The delivery of Par 1960 marks a significant milestone for HLCI’s growing Houston presence and is complemented by the firm’s recent acquisition of a forth coming project — a 191,768 SF Class A development planned along the SH-249 corridor in Northwest Houston.

Together, these projects reflect HLCI’s deliberate strategy to establish a meaningful footprint in one of Houston’s most sought-after industrial corridors. Both developments align with HLCI’s focus on pursuing well-located, functional industrial opportunities through its third industrial investment fund, which targets high-demand markets across Texas. HLCI is actively seeking additional land acquisition opportunities in the Houston area to address growing demand for Class A industrial space.

"Par 1960 is a great representation of the continually growing HLCI industrial portfolio. When we hired Matthew Sibley, we expected great things and great projects, and this development realizes that goal and is the first of many. Our thesis is being confirmed by the current market activity that we are experiencing, and we look to replicate this success throughout Houston," said Holt Lunsford, Founder and Executive Chairman of HLC.
