Ta-Dah! Staging helps clients sell homes
THE WOODLANDS, Texas -- When the decision is finally made to sell your home, you need it to happen now! As seen on “Great Day Houston”, Ta-Dah Home Staging has made their clients’ homes sell faster and easier.
Oleta Forse speeds up home sales for clients by eliminating unnecessary clutter and distractions. As an Accredited Staging Professional (ASP) and a Keller-Williams real estate agent she uses her experience and expertise to make homes instantly appealing to buyers. Forse is a certified instructor by the Texas Real Estate Commission to also train realtors on Home Staging. Today’s economy may make selling your home a challenge, but a few tweaks can speed up the process.
“Some say it takes a potential buyer only 20 to 22 seconds to achieve a first impression that will influence their decision about a house,” Forse says. “That’s why it’s so important to look at your house through the buyer’s eyes. People buy what they see, not what can be. Furniture should be used to create a living space the buyer can ‘see’ themselves living in. Since 90 percent of the buyers look online first, arranging pieces to capture the imagination through the eye of the camera is very important.”
Key to attracting the buyer’s attention is affecting the five senses, according to Forse. Clever staging will keep the focus on their possibilities. Most sellers need to remove as much as 35 percent of the furnishings, but Forse uses 99 percent of the remaining furnishings in new ways. The aroma of a mild fragrance, items left intact and carefully arranged, table settings left on the table, and lighting that’s warm and friendly speak volumes to the buyer.
Subconsciously affecting the palate with fruit or food left in a kitchen makes it feel like “home” to the client and can lead to a sale.
Clients are excited about the results of Forse’s handiwork. “How does ‘less than 24 hours on the market’ sound?” wrote one client whose home was staged on a Friday. An unexpected showing on Saturday afternoon led to a paperwork signing on Sunday. “I had no idea that our house could look so beautiful,” she said, “not just for us, but more importantly for the potential buyer.” Another client’s home sold in just four days. Another boasted two contracts within one week including an offer for more than the asking price. “Staging really works,” says Forse, “because it helps buyers visualize potential. It definitely pays for itself. We rearrange furniture for appealing traffic flow, or buy a piece if necessary, or place art to complement the room.”
One client said, “Oleta told us that staging is different from decorating, and it’s really true. It was amazing how the small changes she made using our furnishings made such a big difference.”
As a seasoned ASP and a Keller-Williams realtor, Forse provides a winning combination of experience to her clients. Since the needs of each room are different, pricing is set on a project basis. Clients who list property to sell with Forse will receive complementary staging for the listed property. “The staging and sales we offer provides our clients with the best of both worlds,” Forse says. “We can draw the buyer’s attention and help them visualize themselves in the home. When the buyer makes a decision, we can assist with the closing of the sale and paperwork. We make the selling process easy for our clients.”
